Know the true condition of your installation
An Electrical Installation Condition Report should be a meaningful assessment, not a rushed certificate. We inspect, test and record the installation carefully so you understand where it is safe, where it needs attention and what should be prioritised.
Reports written for humans
We explain observations in plain language and distinguish urgent safety issues from recommended improvements. On larger premises, we agree the extent and limitations before testing begins so there are no surprises.
Our guide to understanding an EICR explains observation codes, the 2026 change to further investigation and what to discuss before arranging repairs.
Preparing for an EICR
Access to distribution boards, circuit information and equipment shutdowns can make testing more efficient. For operating businesses, we can discuss sequencing to reduce disruption.
Support after the inspection
Our domestic electrical service covers repairs and upgrades in homes, while our commercial team supports larger premises and three-phase installations.
EICRs for landlords and letting agents
If you are asking for a landlord electrical safety certificate, an EICR is the report used to record the condition of the fixed electrical installation. Tell us the property type, location, occupancy and any previous report when requesting a quote. We can discuss access with the person arranging the inspection and explain any follow-up work.
PAT testing and portable appliance checks are separate from the fixed-installation EICR. Please confirm the complete scope you need when booking, especially for furnished properties or larger portfolios.
Remedial electrical work after an EICR
If you already have a report, share the observations and any stated limitations when requesting a quote. We can discuss the work needed to address the findings and explain the documentation for that work. The scope may include consumer unit improvements, fault repairs or other installation work.
Homebuyer electrical inspections
A property survey does not necessarily provide the detail of an electrical inspection and test. If you are purchasing a home or planning a renovation, ask what electrical information is already available. We can discuss an EICR and help you understand observations before deciding on repairs or upgrades.
Our homebuyer electrical-checks guide explains the difference between a Scottish Home Report and an EICR, which records to ask for and how to arrange access before booking.
Testing for business premises
For shops, offices, workshops and larger installations, see our dedicated commercial EICR and fixed wire testing service. It explains the site information, access and reporting involved, including our commercial inspection experience at Smithton Church.
